在2020年3月的一年中,倫敦實現了英國房屋價格的最高年度增長,價格從2020年2月的3.0%增長到平均486,000英鎊的4.7%。

相比之下,同期英格蘭的平均房價從2020年2月的1.7%上升2.2%至平均248,000英鎊。

租金增長

2020年3月,倫敦的每月租金中位數為1,425英鎊。截至2020年7月,倫敦的私人租金上增長了1.1%(ONS),這比2019年7月的0.9%有所增加,也標誌著租金連續二十一個月的持續增長。

全英格蘭的每月租金中位數為700英鎊。租金上增長了1.6%,其中西南地區的租金漲幅最大。

樓房供應減少

所有新房屋都需要能源性能證書(EPC)。

到2020年第二季度,倫敦共有36,960個新用戶註冊,註冊數量同比上年同期下降14%。

在2020年第二季度,倫敦已完工新住宅的EPC數量為6,007間,比2019年第二季度下降了48%。

🔎 Why London Continues To Perform For Investors

In uncertain times, security becomes the focus for investors. The search for a ‘safe harbour’ typically leads investors to the UK and the London market.

This can be seen in the increase in transactions at the £900,000+ price range.

Transaction Increases (Q4 2019 to Q1 2020 according to price)

Price Growth More Than Double UK Average

London achieved the highest annual UK house price growth in the year to March 2020, with prices increasing by 4.7% to an average £486,000, up from 3.0% in February 2020.

By comparison, the average house price in England increased by 2.2% to an average £248,000 in the same period, up from 1.7% in February 2020.

Rental Growth

In March 2020, the median monthly rent in London was £1,425. Private rents in London rose by 1.1% in nominal terms in the year to July 2020 (ONS). This is up from 0.9% in July 2019 and marks twenty-one consecutive months of positive nominal rental growth.

Across England the median monthly rent was £700. Private rents increased by 1.6% in nominal terms, with the South West region experiencing the greatest rent increase.

New Supply Down

Energy Performance Certificates (EPCs) are required for all new homes.

There were 36,960 new home EPCs registered in London in the year to Q2 2020, down 14% from the previous year.

The number of EPCs lodged in Q2 2020 for completed new dwellings in London was 6,007, a 48% fall from Q2 2019.
