London has long been the first and often only location for international investors. However the cost of buying compared to rents means yields are at an all-time low. As a result, an increasing number of investors seeking lower purchase prices and higher yields are turning to the UK’s other major cities. Manchester is leading the way.

In the year April 2019 to April 2020, boroughs (local areas) in Great Manchester increased by up to 10%*, compared to London’s average price growth of just 4.7% in the year March 2019 to March 2020. The average price in London is currently £485,794 whilst in Manchester it is 42% lower at £205,534.

The borough of Salford in Manchester is currently the UK’s top performing Buy-To-Let location with an average house price of £173,311 and average rent prices of £1,052 per month (scoring 6.27/10 for profitability). Manchester City Centre follows closely behind with house prices averaging at £193,681 and rental incomes at £1,141 per month (scoring 6.26/10 for profitability).**

There has been a large increase in buyer enquiries for Manchester property due to the current stamp duty holiday, saving investors up to £15,000 on purchases up to £500,000. The deadline for completions which will benefit from the stamp duty relief however is March 31st 2021.

Manchester Stamp Duty Saving Example

  • Purchase price £250,000

  • Stamp Duty after March 31st 2021: £10,000 (effective rate 4%)

  • Stamp Duty before March 31st 2021: £7,500 (effective rate 3%)

  • Cost saving: £2,500

Receive ‘Contract Of Sale’

5) Exchange Contracts

Typically within 28 days of reservation

Pay exchange deposit (typically 10% - 30%)


6) Legal Completion

Pay completion balance
