您有冇諗過「地產經紀」,「租賃經紀」和「採購中介」的不同? 佢哋實際做D咩呢?在此,我們將深入探討各類的地產專業及其服務:


地產代理 (Estate Agents)

讓我們從「地產經紀」(Estate Agents) 或美國人所說的 「Realtor」開始,這是從那些做地產或土地和房屋交易的人衍生而來的。地產經紀是業主的代表去賣地或房屋,稱為「賣家」(Vendor)。地產經紀通常會獨家代理或經其他(多過一個)代理銷售。地產經紀通常會收取與賣方協議的百分比,稱為佣金(Commission)。所以,中介通常不向買家徵收任何服務費。


出租代理 (Letting Agents)

顧名思義,「出租代理」也稱「物業經紀」(Property Agents) 或 「租賃物業管理」(Rental Property Management),是不出售房屋,而是代表業主去管理房屋。出租代理的收入來自搵租客稱為「只尋找租戶服務」(Tenant Find Only Service)和/或管理物業的日常事宜, 稱為「全託管服務」(Fully-Managed Service),這包括代表房東與房客的所有溝通、管理、租金收取以及安排房屋的維修保養。出租代理會從尋找租戶的服務收費,通常是一次性的固定收費;若持續管理物業,將收取每月租金的固定百分比。


採購代理 (Sourcing Agents)

採購代理是一個更專業的類別,也被視為「物業顧問」(Property Consultants)。採購經紀可以物業。他們代表有特殊要求的私人客戶服務,客戶多數是沒有專業知識,或沒有時間自己去搵合適的心水樓。他們的客戶也可能想搵一般市場上沒有的、有投資價值的“場外”房產(如打折或比市場定價較低的物業)(Discounted or Distressed Property) 或具有特殊設備的住宅。根據客人的特定要求,採購中介將利用他們的經驗和網絡來尋找合適的物業。除了專業搜尋,他們的賣點是代表客戶處理所有的細節傾談、睇樓、安排和議價,客戶更被推薦可信賴的專業網絡,如律師、會計師、稅務顧問和按揭抵押中介。總之目的就是想客戶經這「一條龍服務」,唔駛煩,不論自住或投資,尋找安心滿意安樂窩。Sourcing Agents通常收取一個固定費用或價格的一個百分比,這視乎客戶的要求或個別情況而定。


結論

因此,如果您在在公開市場上尋找物業,地產經紀雖然可以俾最多的選擇您。但是記住,他們是代表賣家做生意,因此有責任代表賣家賣得最高的價錢;他們抽佣幾多也在於此,他們收費是已協定的、最終售價的一個固定百分比。而出租代理的重要所在就是當您的物業要出租、要吸引租客及需要處理所有出租和租戶的大小問題。當然,沒有「免費午餐」,即使房東對出租物業有完善的管理或已支付足夠管理費,始終都是業主承擔維修保養費,而不是中介。而善用Sourcing Agents就是無需讀雞精書或雞精班,佢哋會搵倒在坊間普通買家搵唔倒既筍盤,更可快速幫您完成交易,這也多得他們合作開的團隊幫手。

Have you ever wondered what the difference is between ‘estate agents’, ‘letting agents’ and ‘sourcing agents’ and what each of them actually does? In this blog we’ll take a closer look and hopefully make the distinction between each set of property professionals and the services they provide:


Estate Agents

Let’s start with estate agents or who Americans refer to as ‘realtors’, a term derived from those who deal in ‘real estate’ or land and property. An estate agent markets land or property for sale on behalf of an owner, referred to as a ‘vendor’. Estate agents will typically market a range of ‘on-market’ property on an exclusive or ‘multi-agency’ basis (where the property is also marketed by other agents). The estate agent will usually receive an agreed percentage of any sale (known as commission) which is agreed with the vendor. As a result, they do not typically charge any fee to buyers for their services.


Letting Agents

Letting agents, also known as ‘property managers’ or ‘rental property management’ as the name implies do not sell property, rather they manage the property on behalf of owners. Letting agents derive their income from charging a fee for finding a tenant (known as ‘tenant find only service’) and/or managing the day to day activities of the property (known as ‘fully-managed service’). This includes all communication with the tenant on the owner’s behalf, administration, rent collection and arranging repairs and maintenance of the property. Letting agents will derive fees from finding the tenant (usually a fixed, one-off charge) and managing the property on an ongoing basis (a fixed percentage of the monthly rent collected).


Sourcing Agents

Sourcing agents are a more specialised category and may also be regarded as ‘property consultants’. A sourcing agent may deal in both property for sale and property to rent. Usually they will act on behalf of a private client who has specific requirements but neither the expertise nor the time to search for a suitable property themselves. Their clients may also be seeking ‘off-market’ property not available on the open market which offer additional investment value (eg. discounted or distressed property) or perhaps a family home with particular features. The sourcing agent will use their experience and network to find properties which match the brief their client has given them and will work with their client until a suitable property is identified. Often they will add significant value not only by searching and sourcing the property, but will also deal with all communication, viewings, arrangements and price negotiation on their client’s behalf. They will often also refer their clients to their trusted professional network such as solicitors, accountants, tax advisors and mortgage brokers. Sourcing agents derive their income usually by charging their client a fixed fee or a percentage of the purchase price, often on a case by case basis depending on the client’s requirements.


Conclusion

So if you are looking for open-market property, estate agents are likely to have the widest available choice. However you should bear in mind that they act exclusively on behalf of the seller, so are charged with obtaining the best possible price on behalf of their clients. Their fee also depends on this as they will receive a fixed percentage of the final sale price agreed. Letting agents are there for you when you need to attract a tenant for your property and perhaps to deal with all the ongoing tenant issues. Bear in mind however that there is no such thing as a ‘free lunch’, so even if the property is fully managed it is the owner who always bears the cost of repairs and maintenance after management fees have been paid, not the letting agent. Sourcing agents can be an invaluable resource if you need to cut through the open market and access opportunities not available to the average purchaser. They can fast track you to a deal you would not otherwise be able to access and the added value offered via their strategic partners can in itself be worth the sourcing agent fee alone.

As with any service proposal it’s important to do your research, understand clearly what service you are being offered and agree fixed and transparent fees and terms before committing. Get it right and it could be the smartest move you’ll ever make.
